Where do I start?
Let’s face it, almost all of us have bucket lists. One of the biggest ticket items on that list is most likely buying a home, but how? Instead of assuming:
I need to save up.
I need to get a better job.
I need to have more savings.
I need to wait for another year.
I need to work on my credit.
How about we start with understanding where your currently stand?
How do I figure out where I stand?
A quick application will be able to tell you exactly how much you’re approved for as-is or they will tell you exactly what you need to work on in order to get you to where you want to be.
We work closely with Bank of Albuquerque so here’s a quick link to their website:
Application is done, what next?
Once you’ve finished the application, your loan officer will call and email you your credit score report and also the amount that you’re qualified to buy a home.
ex: “Congratulations Mr. and Mrs. Smith, you guys are pre-qualified to buy a home up to $250,000.00.”
Once you get that email in hand, then at that point we will begin to look at houses within your budget.
Fact: You cannot and should not make an offer on a home without a pre-qualification.
“We just want to look at homes first and then once we find the right home, we’ll do the application.”
We hear this phrase all the time in the Real Estate business. In reality, no Seller’s Real Estate Agent will take your offer seriously without Proof of Funds (PoF). If you were selling your home for $100,000.00 and someone came along and said hey Mr. Seller, I’ll give you a million for your house, what would you think? Well great! Show me the proof, show me the money, right? Same way goes for selling homes. In order to show that you’re truly interested and that you’re serious about purchasing this house, get pre-qualified.
If you plan on buying a home in Albuquerque or anywhere in the country, get pre-qualified.
Easy as that.
Quit looking at houses you can’t afford Zillow, Trulia and Realtor.com! Get in touch with a Realtor, Loan officer and figure out what you can afford.
Why only look at houses that are $100,000.00 if your dream home is $250,000.00 and you can actually afford it?!
Why look at $250,000.00 if you can only afford $100,000.00 homes?!
